Spring is officially here in Washington County, and if you've been waiting for the right moment to make a move in real estate — the time is now.
As someone who works in this market every single day, I want to give you a real, honest look at where things stand and what it means for you whether you're buying, selling, or just thinking about it.
Statewide, the numbers are telling a clear story. According to Redfin, Wisconsin home prices were up 8.5% year-over-year in March 2026, with a median sale price of $338,200. Homes are selling in about 54 days on average, and sales volume is up 2.5% compared to last year.
Wisconsin was also recently ranked the #6 hottest real estate market in the country for 2026 — and honestly, that doesn't surprise me one bit. We offer affordability, stability, and quality of life that buyers from bigger markets are increasingly paying attention to.
While recently interest rates have ticked back up from their overall low of 5.7-5.9% in early 2026, year over year, they are still cheaper! Being below 7% was the goal from last year's high and today rates are trending around 6.3%, with several variables that could change that number. Now more than ever, I am seeing buyers take advantage of lower interest rate ARMS that are getting them into homes cheaper now and then refinancing once the economy improves after various world affairs are less impactful on overall inflation and affordability.
Here in Washington County, spring is when the market really comes alive. Buyers come out of winter ready to move, inventory starts to tick up, and competition picks up alongside it. Nationally, the week of April 12–18 was identified as the best week of the year to list a home — homes listed that week historically sell faster and command significantly higher prices than those listed earlier in the year.
That means if you've been thinking about listing, right now is prime time. Buyers are actively searching, and well-priced, well-presented homes are moving.
If you're a seller: You're in a favorable position. Inventory remains relatively tight, buyer demand is strong, and prices continue to hold. The key is strategic pricing and presentation — homes that are positioned well are attracting solid offers. Don't wait too long though; the spring window is the sweet spot.
If you're a buyer: Yes, competition exists — but this is not the frenzied market of a few years ago. You have more options than you did in 2022-2023, and with rates improving from 2025, your purchasing power is better than it's been in a while. Being prepared and working with an agent who knows the local inventory is everything right now.
